Ocean County. The store serves a trading area with a population of more
than 40,000 people with limited local competition, is the only health
food store in the area. Located just 60 miles south of New York City,
easy access from all major parkways. 2007 sales of $1.4MM++, after
$1.2MM in 2006, will do over $1.5MM in 2008. 50% Rx sales, 35% in high
margin health foods and nutritionals, 15% Home healthcare sales,
contribute to full store margins of 35%++. The store is currently
filling 9,000 Rxs annually, 5% cash, very limited Medicaid/PAAD, the
balanced Managed Care. The store is open from 10-7 M-F, 10-4 Sat, no
nites, Sundays or holidays. 51 hours per week. It occupies a 3,300 sq.
ft. space including 300 sq. ft. of storage space. There is a long lease
in place (15 years of options remaining) with current rent of $4,500.00
per month. The store is currently staffed by 1 FT pharmacist (the
