MD-1. North-Central Maryland - A well-established, two-store
operation in north-central Maryland, both stores located in pleasant
small towns just six miles apart. 80 miles west of Baltimore, 80 miles
south of Harrisburg, PA, close to Hagerstown, MD. The stores serve a
local trading area with a population of more than 10,000 people, have
limited local competition. The larger store is the only store in the
town. The smaller one has one local independent competitor and a number
of chain competitors. These stores will report $4.5MM for 2006, sales
split approximately 60/40. Full store margins of 18%. 90%++ Rx sales.
Both stores growing at approximately 8% annually. The stores are
currently filling 62,000 Rxs annually, 11% cash, 15% Medicaid, the
balanced Managed Care. The hours are 9-6 M-F, 9-12 Sat, no nites,
Sundays or holidays. 48 hours per week in each store. These stores
occupy unique spaces, one is a private home converted to retail space.
They are well laid out, very attractive, have ample parking available.
The higher volume location is owned by the seller, could be available
for acquisition under the right circumstances. The other location is
leased, has a current rent of $1,200.00 per month. Both stores are fully
staffed with pharmacists, techs and clerks, with the owner working as
one of the full time pharmacists, his wife as the bookkeeper. There is
financing available for a creditworthy and qualified buyer with a
reasonable equity contribution. This is an opportunity for a two man
partnership to buy into a growth situation in two pleasant small town
marketplaces, continue to grow this business with hands on management.
These stores can provide a reasonable living for two partners while
paying down debt, will continue to grow with the right person in charge.
Limited competition and a changing environment provide much opportunity
to expand services to the community, possibly capture certain other
opportunities. There are no doubt specialty opportunities in this market
(such as compounding) that can provide significant additional sales and
profits.
